Washington, D.C. - The Affordable Housing Tax Credit Coalition (AHTCC) today announced that New Path Community Housing in Boise is a 2020 recipient of the Charles L. Edson Tax Credit Excellence Award in the Small Metropolitan category, recognizing affordable housing developments and organizations that have demonstrated especially impactful use of the Low-Income Housing Tax Credit (Housing Credit).

The awards honor building owners and managers whose projects represent the best of Boise's built environment.
The City of Boise recognized six businesses, organizations and building owners whose developments represent the best of Boise's built environment. Mayor David Bieter was among the presenters at a luncheon hosted by the Building Owners and Managers Association of Idaho held May 16 at the Zion's Bank Building at Eighth and Main.
New Path Community Housing (2200 W Fairview Ave.) is a new housing development with 40 apartments for the chronically homeless, as well as on-site rehabilitation services and a live-in manager. The development required significant collaboration between private developers, Northwest Integrity Housing Co. and other non-profit organizations, Idaho Health and Welfare, Housing and Urban Development, CATCH and the City of Boise, among many others. As the first "Housing First" building of its kind in Boise, and in the state of Idaho, the project helps revitalize West Downtown as well as promote housing for all.

Idaho Housing created the Housing Roundtable meetings in 2003 to provide a regular discussion forum for housing-related policy, state and regional housing needs, and available resources.
The resulting dialogue enhances cooperation and collaboration among housing professionals and other stakeholders that represent each of Idaho's key regions. Meetings take place in five Idaho regions once a year. The Housing Roundtable initiative is nationally recognized for its administrative and program innovation, which helps housing stakeholders identify challenges and opportunities, reduce duplication, celebrate success and make the best use of limited resources.

Boise, ID (Issued May 29, 2019 - The Northwest Integrity Housing Co. Board of Directors are pleased to announce the selection of Chris Bent as the Executive Director of the Company.
Chris began her housing career in 1982 as Multifamily Accountant for the Idaho Housing Agency later becoming the Housing Management Officer. She served as the compliance officer and escrow servicer for Section 8 Multifamily developments.
Chris expanded her skills into property management in 1986 with Tomlinson and Associates, managing affordable housing communities throughout the Northwest. She has 34 years of experience with a variety of government housing programs including LIHTC, HOME, Section 8 and Rural Development.
Chris retired from Tomlinson and Associates as Vice President of Affordable Housing in 2019 and accepted the position of Executive Director for Northwest Integrity Housing in May 2019.

Former Executive Director Connie Hogland served the Board since 2014. She spearheaded the development of many new properties for NIHC and has agreed to accept a position on the Board. Hogland reflected that after 5 years as Executive Director of NIHC, she is thrilled to become a Director on the Board, to continue her passion for affordable housing and helping less fortunate families. She feels she and Chris Bent will make an effective and energetic contribution to the mission of NIHC.

- March 10, 2019 - Gwen Thomson was elected President during the Northwest Integrity Housing Co Board of Directors Annual Meeting, March 7, 2019 at the offices in Boise. Gwen brings a wealth of Commercial Banking experience to the Board with over 20 years in the banking industry as a Commercial Loan Officer and former Vice President. It is also her specialty, along with Real Estate, at her current position of Associate Attorney at Hawley Troxell Ennis & Hawley in Boise, Idaho.
Gwen graduated Summa Cum Laude from Concordia University School of Law, May 2018, earning Juris Doctorate. She earned a Master of Business Administration from Boise State University in 1991 and is a graduate of Idaho State University, with a Bachelor of Science degree in Botany.
Gwen was elected as a Member of the Board of Directors of Northwest Integrity Housing Co. in 2018, is a volunteer with Stage Coach Theater and Business Professionals Association.
JoAnn Butler, a member of the Northwest Integrity Housing Co. Board of Directors since 2011, was installed as Secretary. JoAnn has superlative expertise in real estate, zoning, land use planning, appellate practice and administrative law.

Adare, located at 2403 West Fairview in Boise, is a 134 multi-family housing development that will open in the Fall 2019.

- July 27, 2018 - Adare construction is well underway at Fariview Ave in Boise between 24th & 25th Streets. Northwest Community Housing Company has teamed with Thomas Development Company and the Pacific Companies to build an apartment community to accommodate 144 homes; 130 Affordable, 13 Market Rate, 1 Manager.
Eagle, Idaho Mayor Stan Ridgeway, Eagle Chamber of Commerce Executive Director Joy Strayer and other community leaders were on hand for the ribbon cutting ceremonies at Cottonwood Meadows Apartments. The complex is a three story 48 unit community for residents age 62 and older. Residents and guests were treated to lunch and heard from property co-developers Caleb Roope, founder and CEO of The Pacific Companies, Thomas Mannschreck, co-founder and President of Thomas Development Co. and Connie Hogland, Executive Director of Northwest Integrity Housing Co. In addition, Gerald Hunter, President and Executive Director of the Idaho Housing and Finance Association and residents addressed the attendees.

Boise Mayor Dave Bieter and Boise City Director of Community Partnerships Diana Lachiondo visited the New Path Commuity Housing site recently. Thomas Mannschreck, President of Thomas Development Co., led the tour with Madeline Gregg from TDC, Pacific West Builders Superintendent Laura Knothe, P.E., and PWB Superintendent Todd Deike. New Path is a Housing First community addressing the needs of the chronically homeless in Boise.
New Path Community Housing construction crews are working at 2200 W. Fairview in Boise's West End on a 41 unit housing community for Boise's chronically homeless. This is Idaho's first "Housing First" model, a successful approach to assisting the Treasure Valley's most vulnerable citizens; the homeless. The new addition to the NIHC family will be completed in July of this year.

A large crowd gathered together to celebrate the groundbreaking of Boise's first "Housing First" development, New Path Community Housing. New Path will offer 40 one bedroom apartments for the chronically homeless in Boise and reduce costs incurred assisting this vulnerable segment of our community.
Support services will be provided on site through Terry Reilly Health Services and CATCH, Inc. (Charitable Assistance to Community's Homeless of Ada County). Completion is expected in the fall of 2018.

The roof is being raised at Cottonwood Meadows, a new, affordable (62 years and older) apartment community, consisting of a three-story building with two residential wings. There will be interconnecting hallways to the common area amenities, including a leasing office for the resident manager, community space, kitchen, business center, recycling area, arts and crafts room, a library, and an exercise room.
The complex is visible from Highway 44 near the intersection of S Edgewood Lane.

August 14, 2017 - KTVB Channel 7 journalist Dean Thompson reports on historic groundbreaking event for Idaho's first "Housing First" concept community to begin construction in September.
The Boise television station reported, "... New Path Community Housing ... is a part of the city of Boise's Housing First Initiative. A program put into place three months after Boise's tent city, also known as "Cooper Court" was cleared out.
The ... [development] will provide housing for those who are chronically homeless in the community. The New Path Community Housing Project will be built on the corner of 22nd Street and Fairview Avenue after the demolition of the old Twin Dragon Restaurant at the end of August.
Crews will then break ground on the new 40-unit complex on September 20th."

We are pleased to report that progress on the Cottonwood Meadows Senior Apartments is moving forward rapidly. Cottonwood Meadows is a new construction affordable (62 years and older) apartment community, consisting of a three-story building with two residential wings. There will be interconnecting hallways to the common area amenities, including a leasing office for the resident manager, community space, kitchen, business center, recycling area, arts and crafts room, a library, and an exercise room.

NIHC Executive Director Connie Hogland attended recent Housing Roundtable events in Twin Falls and Pocatello, Idaho.
"The meetings are important and beneficial", Hogland said. "We share local needs and challenges, as well as success stories."
Connie added, "Tight markets are leading to higher and higher rental prices. The need for affordable housing is on the rise throughout Eastern Idaho and the Magic Valley".
Connie participated in the Idaho Housing and Finance events November 2-3, 2016, which included updates on Coordinated Entry for the homeless, the Continuum of Care priorities, the Federal Housing Trust Fund, Multifamily Compliance, 2016 Analysis of Impediments, Multifamily Rental Housing applications, and the Home Partnership Foundation's 2016 Avenues for Hope Campaign.

Construction of our new 36-unit Senior Affordable Housing development has begun in Lewiston, Id. Our project partner is Thomas Development Co. The location on Bryden Avenue in the Lewiston Orchards is next to Thomas Development's "Tullamore" Senior Affordable Housing, a 48 unit complex developed in 2008. Tullamore was developed using the Low Income Housing Tax Credit Program. This program incentivizes investors to inject capital into rental apartments for lower income Americans. Although a little smaller, Kinsale will be simliar to our neighbor.

Valencia Senior Housing, a community that provides affordable Senior Living in Fruitland, Idaho, was picked as Project Finalist in the Idaho Business Review's, "Idaho's Top Projects for 2016".
Valencia, which offers 48 one and two bed-room apartment homes for qualified Seniors, was developed by Northwest Integrity Housing Company in partnership with Thomas Development Company. NIHC Executive Director Connie Hoagland said, "We are happy to be acknowledged and are honored to be among the finalists."
Bandon River Apartments, an NIHC senior housing development in Idaho Falls, was awarded LEED for Homes Platinum Certification acknowledging the highest level of environmentally responsible construction in 2015.

NIHC Executive Director, Connie Hogland, has been working with our development partners on several new projects throughout our region. "It's a little too early to announce the details", Hogland said, "but we have been extremely busy". "The response to our proposals have been well received. Our commitment to excellence for our body of work is paying dividends as we move forward", according to Connie.

"Lack of Affordable and Workforce Housing" topped the list of concerns at a recent workshop held by the City of McCall, according to Connie Hogland, Executive Director of Northwest Integrity Housing. The gathering was held to address the City's Comprehensive Plan which includes housing and transportation.
Hogland, who was among the more than 60 in attendance said, "The cost of living most often exceeds prevailing wages for workers in resort communities. Many employees and potential workers cannot find housing they can afford to call home."
"The Housing Company, an affiliate of Idaho Housing and Finance Association, recently completed Phase II of the Springs, a development of 36 affordable units. However, as we discovered in our meetings, the need is far greater than the present supply", Hogland said.
City Staff and representatives from Logan Simpson, a consulting company, facilitated the two-day event.

NIHC's partner, The Pacific Companies, with Thomas Development Company celebrated our newest development in Rexburg, Idaho. The Carlow Senior Apartments are designed to qualify for the U.S. Green Building Council's LEED Program. "The quality, fit and finish really lifts the spirits of our residents", NIHC President Mark Bolland said. "I visited our developments at Gracehill in Gooding, Id, and Bandon River in Idaho Falls on my way to Rexburg. Several residents shared this feeling and one in particular said this was the first time in her life she has needed help and her new home with us has really raised her self esteem, tremendously!"
