About Bandon River



Bandon River is a brand new 48-unit senior apartment community containing 32 one-bedroom and 16 two-bedroom apartments. All apartments are age restricted to those 62 years and older, and income restricted to those individuals and households earning between $16,920 and $26,565.

The income limitation requirements also serve to decrease the amount of rent the residents pay below market rents. The rent range for the one-bedroom units is $400 to $569, and the two-bedroom units rent range is $479 to $682. The lower rent costs are possible through financial resources including, Tax Increment Financing provided by the Idaho Falls Redevelopment Agency, and proceeds from investment in the Low Income Housing Tax Credit.

Bandon River is also part of the Snake River Landing Development, an exciting mixed-use development near downtown Idaho Falls, and on the banks of the Snake River.

When we built Bandon River we wanted our tenants to have all of the usual comforts of home. The construction is top notch in every way with Hardi-plank siding, low-E windows, architectural tab shingles, an elevator, and soundproofing. Other exciting features include the large community room containing a kitchen, a dining room area, library, recycling center, and fitness center, all for the benefit of our residents and their guests without charge.

The property has achieved the prestigious LEED for Homes Platinum Certification. This award acknowledges the highest level of environmentally responsible construction. The benefits during construction include a significant reduction of materials transported to a landfill and long-term energy savings for residents and owners through the life of the development.

Northwest Integrity Housing Co. and Bandon River have also received the Idaho Smart Growth Award for Green Building. This rigorous competition was judged by architects, environmentalists, sustainability consultants, and other experts. They commented “Bandon River Apartments sets a high bar for service and sustainability that should prove valuable to the neighborhood and city for a long time to come”.
